Hotel complex in Trsic near Loznica awaits investors

At rolling hills covered with beech and oak forests, some 7 kilometers away from the center of Loznica, a hotel complex could be built soon. In Trsic, the hometown of a giant of Serbian language and culture, Vuk Stefanovic Karadzic, everything is ready for tradition to meet a modern monumental whole. Land is waiting, designs are completed, permits collected. As usual, the only thing that is missing is money.

As we learned, the Status company from Loznica offers prospective investors a building lot in Trsic for the future hotel complex.

The owner and director of that company, Zoran Mirkovic, told eKapija that they had prepared all the required documentation for construction, pointing out that the 1.3 hectare land for the complex was situated right next to the Zeravija River, only 300 meters away from the Fairgrounds in Trsic.

The land lot is amphitheatrical in shape, and construction works should be carried out in two phases. The owner already has preliminary designs for both phases as well as a completed main design for the first phase of the hotel complex. He has received consents and permits from Telekom Srbije (Serbia`s telecom firm), Vodovod I Kanalizacija (Water Supply and Sewerage Company), the Sabac Police, the Power Supply Company of Sabac, and the Valjevo Heritage Preservation Institute. The Status company has also had the Investment Study on the Economic Feasibility of Hotel Construction in Trsic - Phase I prepared.

The first phase is expected to see the construction of three facilities with 38 twin rooms, 4 single rooms, 2 suites, a congress room that can accommodate minimum 100 people, a reception desk, and a kitchen with all accompanying amenities.

Construction of another two facilities and two additional suite buildings is in the pipeline for the second phase, so that a total number of rooms upon the completion of both phases should reach 92. According to the plan, the complex should include a total of 214 beds once completed.

All parts of the hotel complex are composed into a functional and architectural whole. Facilities within the complex are different in size and the number of floors, but they all perfectly fit in the environment.

This project was unveiled few years ago. As the owner of Status said to our web portal, there are some investors who have expressed interest in the meantime, but no agreement has been reached yet.

According to Status Director Zoran Mirkovic, the reason for this lies in difficult economic situation in the country, but he still believes that an investment in the construction of aforementioned hotel complex is "potentially one of the best investments in Serbia."

Investment to pay off in the sixth year

Based on all relevant indicators listed by the Status company, the project is assessed by the City of Loznica as socially and economically justified.

As it was announced on the official website of the City of Loznica, the project is classified as a priority investment, especially because it is a facility for which there is a high demand among tourists. On the other hand, this investment is being implemented with the use of natural resources that have never been used before.

This investment is expected to pay off in the sixth year. The market exists, all technological and technical solutions are satisfactory, space, ecology and transportation pose no problem, and the location is fully acceptable.

Why Trsic?

Trsic is one of the major tourist destination in western Serbia, primarily because it is the hometown of Vuk Stefanovic Karadzic, the father of Serbian language.

The number of tourists visiting Trsic is growing bigger every year, and currently ranges between 80,000 and 100,000.

Traditional events and rich heritage as well as numerous natural and other values extend both the stay of tourists and the tourist season.
