Investment-thirsty "Venice of Vojvodina" - Bela Crkva offers locations for hotel and suite construction at five lakes

In the basin of the Nera river, surrounded by the Carpathians and the water courses of the rivers Danube and Karas and DTD canal, there is Bela Crkva with its seven lakes. Clear green water, gravelly bottom, sandy beaches, lush vegetation and the vicinity of Deliblato Sand make the tourist offer of Banat unique. Unusual abundance of water courses in Bela Crkva rarely leaves anyone indifferent so anybody who has visited it says "it is not called 'Venice of Vojvodina' for nothing".
As opposed to its natural wealth, this municipality is among the most underdeveloped local self-governments in our country and desperately needs new investments. For those who want to invest in tourism, Bela Crkva prepared a series of attractive locations on the coasts of its lakes for the construction of hotels, suites and catering facilities.
Besides, the municipality has already applied for the NIP's grant of 450 million dinars for construction of the first phase of the marina on the Danube. That marina would have about 500 moorings for smaller boats. The money from the NIP is also necessary for initial investments and infrastructure equipping of the location. Further investing requires a strategic partner who would finance the construction of catering and accommodation facilities, stores, swimming pools and other planned contents. The author of the marina construction project is Ekopolis architectural bureau.

According to the words of Vojislav Stevanovic, a member of the Town Planning Council of Bela Crkva, there is a land use plan for each of the lots in the offer, while building permits can be issued in only seven days.
- The plan is that hotels, depending on the location, occupy the surface of 1,000 to 2,500 square meters, while maximum number of beds will be 50. We have also been thinking about construction of smaller accommodation capacities like suites, of which size would range from 70 to 350 square meters. The land is completely equipped with infrastructure, that is, there are electricity, water and sewerage connections, as well as access roads. For now, Bela Crkva is using five out of seven lakes, while the offered locations are mainly situated on the area between the city and the village of Vracevgaj. None of the lots is more than 150 meters away from a lake, and some of them are only 10 meters away from the water - Stevanovic explained for eKapija.
According to our interlocutor, between 8 and 10 thousand euros should be set aside for a land on which about 150 square meters of space can be built.
- The locations will be rented for the period of 99 years and the future owners will then be able to have the land converted pursuant to the regulations. Water in the lakes is used exclusively for bathing and there is no industry in their vicinity. Bela Crkva has one accommodation complex, but it is not enough when having in mind the tourist potentials that should be taken advantage of. Bela Crkva is, by the way, an ideal destination for development of hunting and sports tourism, fishing, etc.

Military complex goes on auction block in November
Investors will have an additional reason to invest in Bela Crkva once the status of a military complex, situated on 80 ha of land on the edge of so-called Glavno lake, is resolved. According to the words of Stevanovic, the facility from the age of Austria-Hungary is put up for sale and it is ideal for the construction of a student holiday hostel for large university centers in our country.
- Purpose of the military complex has not been changed yet and we are trying to find an investor to find the best model for investment and learn what he is interested in, and then include these proposals in the general plan. The owner is the Army of Serbia and the starting price is 550 million dinars, while the facility itself occupies the surface of 10,000 square meters. If we do not find an investor, we will try to agree with the Army to allot us at least a part of the area alongside the lake in order for us to be able to make plans for that attractive location - said Stevanovic and added that the auction for the complex would be organized in November.
It is a capital building from the age of the rule of Austria-Hungary, which can be reconstructed to meet the latest global standards. The building has not been used for a long time and it used to host one of the largest military automobile centers. The complex already comprises surfaces for driving, suitable for carting, and you can even drive a tank on that area.
Bela Crkva is 100 km away from Belgrade and 35 km away from Vrsac. The most famous lakes in Bela Crkva are Glavno, Vracevgajsko, Saransko, Sljunkara.
Glavno lake

Glavno lake is 800 meters away from the city center and it is the oldest and the most urban lake, surrounded by beaches. The Main beach has a concrete quay and showers, the Kids beach is covered by gravel, whereas the bathing resort is well-lit and has a diving board. The lake also has various accommodation capacities and numerous catering facilities alongside the coast are open during the summer season. Summer swimming, scuba diving and sailing schools are organized at this lake.
Vracevgaj lake
Vracevgaj lake has a camp with about 50 camp units and three bungalows, while guests also have at their disposal a restaurant and a coffee shop on the coast. The beach is covered by gravel, equipped with beach beds and parasols, while the youngest guests can enjoy playing at see-saws, swings and a toboggan.
Sljunkara lake
Sljunkara lake is the largest lake and it is famous for its wide beach equipped with showers and beach beds. There is a cafe with fast food near the beach and this lake also has an island.
Saran lake
Saran lake is not urbanized and it represents a paradise for fishermen. It is recommended for the guests who wish for peace and want to enjoy the natural surrounding of this lake.
